The annual Pitch Fee for the 2025/26 season is £3,600 for Caravans and £4,300 for Lodges. This includes your ground rent, water use, council rates, refuse provision, fishing rights and VAT.
You need to make sure your holiday home is always insured, and prices for this typically range from around £200-400 per year. Gas is bottled on a pay as you go basis and Electricity is metered and billed bi-annually. Costs for these depend on how much you use.
While the park is open 11 months for Caravans/12 months for Lodges each year, all of the Caravans and Lodges at Highfields are for holiday use only. This means your main residence is elsewhere, and you travel to and from that for holidays/breaks at Highfields. You cannot live in your Caravan/Lodge. Most people come for a week or a few weeks at a time, some for just for weekends, some may spend a few months on site at a time (perhaps if their main residence is abroad) but then spend a few months back at home. We will always talk to you about your planned use and advise accordingly before you make the decision to buy.
No, Highfields is not a commercial type park. It is family run, and the park is just for holiday home owners and their friends and families, and holiday makers who book one of our few lets through the park.
